Exterior repaint guide

When to repaint, how it gets scheduled, and how to save.

Arizona sun is the hardest thing paint faces. Knowing the signals, the timing and the prep that matters lets you repaint once and get years out of it — instead of repairing twice.

This is for you if

Sound familiar?

  • Chalking, fading or cracking

Rub the stucco: powder on your hand means the binder is gone. Faded fascia and cracked caulk are the other two signals.

  • HOA notice or sale coming

Communities cycle repaints on a schedule; a listing benefits from a fresh exterior before photos.

  • New-to-you home

Repainting early lets you set the color scheme and reset the clock on the substrate.

What it looks like

From walkthrough to finished.

Start with the condition of the surface

Hairline cracks, chalking and failed caulk tell us how much prep the house needs. We inspect every elevation before we price anything.

02

Coordinate the colors before work starts

Body, trim and accent are chosen together, checked against your HOA palette, and sampled on the actual stucco in your light.

Prepare each area before painting

Windows, fixtures and landscaping are masked, cracks repaired, primer applied where the surface needs it. Then two coats — not before.

How we handle it

The problems, and what we do about them.

  • 01

    How the schedule works

Walkthrough → written scope → weather-aware start date. We wash and repair first, let repairs cure, then paint. Most homes are a few days on site; your scope lists the duration.

  • 02

    The best time of year

Almost all year in the Valley. In peak summer we start early and follow the shade; cold mornings and rain days are rescheduled. Booking ahead of the fall rush gets better dates.

  • 03

    Where savings really come from

Bundling wash + repairs + paint in one visit, doing fascia and garage doors while we are set up, and repainting before failure (which avoids stucco and drywall repair). We do not save you money by skipping primer.

  • 04

    HOA approvals

Bring your community palette to the walkthrough; we help you prepare the color submission so the approval does not hold up your start date.

What's included

Written into every scope.

If it isn't listed, it isn't assumed.

  • Power wash to remove chalk, dust and mildew
  • Stucco crack repair and siding fixes
  • Caulking at windows, doors and joints
  • Bonding or masonry primer where needed
  • Two coats of exterior-grade paint, body and trim
  • Optional: garage door, gates, fascia, pop-outs

How it goes

Four steps. No surprises.

  1. 01

    Check the signals

Chalking, fading, cracking or an HOA notice — any one is enough to plan a walkthrough.

  2. 02

    Walkthrough & scope

We inspect every elevation, note repairs, bring samples and write the scope with a start window.

  3. 03

    Wash, repair, prime

The part that makes the paint last.

  4. 04

    Paint & final look

Body sprayed and back-rolled, trim brushed, site cleaned, walk around together.

FAQ

Questions we get from people like you.

Straight answers. Anything else, ask in the planner.

All questions →
How long does exterior paint last in Arizona?

Less than in milder climates — sun exposure, product quality and prep decide it. Proper wash, primer and two coats of a quality exterior paint give you the longest run; skipping prep is what shortens it.

What is the cheapest way to repaint an exterior?

Repaint before it fails, bundle wash and repairs into the same visit, and keep the color count sensible. Cutting primer or coats is not cheaper — it moves the cost to the next repaint.

Can you paint in the summer?

Yes. We start early, follow the shade around the house and use products rated for the temperature. Very hot afternoons are scheduled around.

Do you handle HOA color approval?

We work within your community palette and help prepare the submission. Approval timing is up to the HOA, so we start that early.
